The Best (and Worst) Condo Buildings to Live in Brickell, Miami

A Local Realtor's Honest Opinion

If you're thinking about buying or renting a condo in Brickell, you've probably noticed there's no shortage of options. From waterfront luxury towers to high-rise buildings in the heart of the action, every building offers something different.

As a Realtor who specializes in Brickell and lives in the neighborhood, I'm often asked, "Which building is the best?"

The truth is, there isn't one perfect building for everyone. The best choice depends on your lifestyle, budget, commute, and long-term goals.

That said, after years of helping buyers and completing transactions throughout Brickell, I definitely have my favorites—and a few buildings I encourage clients to think twice about.

First, Understand Brickell

One mistake many buyers make is assuming Brickell is one uniform neighborhood. It isn't.

I divide Brickell into two distinct areas, each with its own personality.

South Brickell

South of SE 15th Road (near St. Jude Melkite Catholic Church), South Brickell feels more residential, peaceful, and exclusive.

Traffic is lighter, buildings are generally farther apart, and many residences enjoy spectacular waterfront views.

If you're looking for tranquility, morning walks along the bay, and a quieter lifestyle, South Brickell is difficult to beat.

The only downside is that you're a little farther from Brickell's restaurants, nightlife, and shopping.

North Brickell

North Brickell extends roughly from SE 5th Street to SE 15th Road and is the vibrant center of the neighborhood.

This compact district is home to Miami's financial center, Brickell City Centre, Mary Brickell Village, and hundreds of restaurants, cafés, fitness studios, and nightlife destinations.

Within North Brickell, I see three very different corridors.

Brickell Bay Drive is primarily residential and, in my opinion, the best street to live on. It offers a quieter environment while still allowing residents to walk almost everywhere.

Brickell Avenue is the business corridor, lined with office towers, hotels, and heavier weekday traffic.

South Miami Avenue is Brickell's entertainment district, filled with restaurants, bars, cafés, and the highest level of pedestrian activity.

For buyers who want the perfect balance between convenience and quality of life, Brickell Bay Drive is my top recommendation.

My Favorite Condo Buildings

Jade at Brickell Bay

If I could recommend only one luxury building in Brickell, Jade would probably be my first choice.

Located directly on Brickell Bay Drive, Jade combines spectacular Biscayne Bay views, spacious floor plans, luxury amenities, and one of the best locations in the neighborhood.

Residents can walk to the financial district, Brickell City Centre, restaurants, and the future Citadel headquarters while still enjoying a quieter residential setting.

I believe Jade is exceptionally well positioned for long-term appreciation as Brickell continues to evolve into one of the country's leading financial centers.

BrickellHouse

BrickellHouse remains one of the best all-around buildings in Brickell.

Its modern design, excellent amenities, and location on Brickell Bay Drive make it ideal for professionals who want to walk to work while enjoying everything Brickell has to offer.

The building offers an outstanding balance of lifestyle, convenience, and value.

The Plaza on Brickell

The Plaza has consistently been one of Brickell's strongest values.

Its location places residents within walking distance of Brickell City Centre, Mary Brickell Village, and Miami's financial district.

While it may not have the newest finishes in Brickell, it continues to offer excellent value for buyers looking to live in the center of the neighborhood.

The Emerald at Brickell — Brickell's Hidden Gem

If there's one building that deserves far more attention than it receives, it's The Emerald at Brickell.

With only 142 residences, The Emerald offers a more private and residential atmosphere than many of Brickell's larger towers. Located just off Brickell Bay Drive, it combines spacious floor plans, solid amenities, and an outstanding location.

What makes The Emerald special is its value.

Buyers can often purchase a larger residence at a more attractive price than in many competing luxury buildings while still enjoying a highly walkable lifestyle. You're just minutes from Brickell City Centre, Mary Brickell Village, the financial district, and the future Citadel headquarters.

I've completed multiple sales and lease transactions in The Emerald, and I continue to believe it's one of the best opportunities in Brickell for buyers looking for location, value, and long-term upside.

Buildings I Would Think Twice About

The Club at Brickell Bay

Although the location is excellent, The Club has increasingly become what feels like a self-managed Airbnb building.

The high turnover of short-term guests creates a very different living experience than buyers expecting a traditional residential community.

For investors focused on short-term rental potential, it may still be attractive. For owner-occupants, I generally recommend looking elsewhere.

Foutune House

Fortune House occupies a great location but is managed as an AirBNB condo-hotel.

Compared with newer developments, the building feels dated in both design and amenities.

While individual renovated units can be attractive, buyers should carefully evaluate the building as a whole.

The Mark on Brickell

The Mark has historically been a popular building because of its location and rental demand.

My concern today isn't the building itself.

It's what will happen around it over the next several years.

With the construction of Citadel's new global headquarters and surrounding redevelopment projects, residents should expect years of construction activity, increased traffic, noise, and potential view obstructions.

That doesn't necessarily make it a bad investment, but it's an important factor buyers should consider before purchasing.

The Best Opportunity May Be Right Now

One of the biggest transformations in Brickell is just beginning.

Citadel's new headquarters will bring thousands of highly compensated professionals to the neighborhood, reinforcing Brickell's position as one of the world's premier financial districts.

History has shown that when major employers establish headquarters in a neighborhood, nearby residential real estate often experiences increased demand and long-term appreciation.

I believe the best opportunity is before that transformation is fully reflected in property values.

Final Thoughts

There is no single "best" condo building in Brickell.

The right choice depends on your priorities, lifestyle, and investment objectives.

However, if I were buying today, I would focus my search on Brickell Bay Drive. It offers what I believe is the best combination of walkability, quieter streets, waterfront living, and long-term appreciation potential.

My personal favorites are Jade, BrickellHouse, The Plaza, and The Emerald. Each offers a unique combination of location, quality, and value that is difficult to match elsewhere in Brickell.
